Knauf-Koenig Group unveils custom home in Park Shore
Knauf-Koenig Group's latest project is a 5,173-square-foot under air residence with five bedrooms and five-and-a-half baths in Park Shore at 344 Pirates Bight. With long, southwestern views of Venetian Bay, this waterfront new construction home features the work of the luxury home industry's top professionals. The architectural plans were executed by Falconer Jones.
The highest level of construction detail is combined with classic, yet contemporary finishes and details. European solid oak floors were designed and installed by Legno Bastone Wide Plank Flooring. Clive Daniel Home provided the lighting and furnishings. The home illustrates the trend today for a free flowing open floor plan, perfect for entertaining and indoor/outdoor lifestyles and allows a seamless use of the abundant square footage.
The custom built-in cabinetry was designed by Ruffino Cabinetry of Naples and Fort Myers, and is complemented by a gourmet appliance package and Calcutta marble countertops. The craftsmanship in this homes is evident in the use of solid mahogany wood interior doors and cypress exterior and garage doors. Details include hidden air vents, a solid concrete second floor, glass hand rails, and solid masonry construction. The 13-foot ceiling heights all through the main areas of the home, and the vaulted tongue-and-groove beamed ceilings in the master bedroom add to the luxury.
The home features intricate trim work throughout along with cypress tongue-and-groove ceiling details. Many builders rely on the architect for designing the trim work, but Knauf-Koenig Group designs it themselves. Symmetry being at the forefront of the more sophisticated craftsmen's plans, all interior doors are 10 feet tall with transoms to match the exterior windows and doors.
Outdoors, the home is enhanced through landscaping by Doria's Landscaping, a full-service 30-year installation firm specializing in residential, estate, and community entrances. The wood and stone elements on the outside of the home give the exterior a transitional style that blends with the simple, yet sophisticated, furniture, finishes, materials, and fabrics inside the home.
Knauf-Koenig Group uses only the best materials for this and all their homes, including an Andersen 400 Series window package, Epicore concrete floors, and the Aprilaire dehumidification system. Aprilaire is unique in that it introduces fresh air into the home by replacing air removed by an exhaust system.
The infinity edge pool and see-through gas fireplace set the stage for luxury entertaining experiences outdoors. Since the quintessential Naples lifestyle brings the outdoors in, this home's large outdoor lounge areas and dramatic water features add a bit of drama to the homeowner's experience and ensure that they are maximizing their view.
This home is being listed by Michael G. Lawler of Premier Sotheby's for $6.595 million.
